The Old Bell Hotel - Derby

Grade II

 

Slowly falling into dereliction the Grade II Old Bell Hotel is a historically important former coaching inn that is located in the historic core of the city of Derby. Dating from the 17th century the building has undergone various alterations during its lifetime including the addition of the mock Tudor front fenestration in the 20th century. With the last coach leaving in 1885 the building’s time has a coaching inn came to an end. In the years that came after the building was used for a hotel and in more recent years a public house and restaurant. Despite being a popular destination for many in the city years of neglected maintenance and poor management forced the closure in 2012.

 

Being high on the list of Derbyshire’s buildings at risk and with the-ever-present threat of arson, a solution was desperately needed to prevent the building being lost forever. In 2013 a change of ownership allowed for a much-needed rescue scheme to be implemented with various grants and personal investment providing the funding.

 

During the early stages of the project, we were commissioned to provide:

  • Conservation Management Plan

  • Statement of Significance

  • Draft scheme for repairs and conversion

  • Maintenance Plan

  • Repairs Schedule

  • Project Management

 

 

St Michaels & All Angels - Tatenhill

Grade II*

 

With the congregation numbers falling the Grade II* Church was finding it difficult to remain operational and provide the services to fulfil the local communities needs. Like so many churches in today’s climate diversification could offer a possible way forward and we were asked to undertake a study to investigate a sustainable new use that would incur the minimal disruption and alteration to the existing structure. In making the building adaptable and suitable for mixed use problems such as disabled access, running costs, provision of a WC and cooking facilities needed to be overcome. Importantly the requirement for the Church to still function in its religious capacity and serve the community was a must with the ability for all internal space to be available for larger services and special events.

To fulfil the requirements, we undertook the following:

  • Statement of Significance

  • Options Appraisal

  • Statement of Need

  • Scheme for Conversion

  • Schedule of Works

The Malthouse - Ashbourne

Grade II

 

Hidden within the historic town of Ashbourne the three-storey floor malting is of a recognised type known as the "Newark Pattern" and with many being converted to residential becoming increasingly rare. Being one of a pair that once should on the site, the building is now the last remaining example of a malthouse in the town with the majority of the fabric dating from the 18th century.

 

Being neglected for over 30 years the structure is in a very precarious state with part of the roof and upper floors already collapsed. Realising the threat of possible loss, we were employed by the owner to record the building in its current state and to investigate possible new uses.

 

To fulfil the requirements, we undertook the following:

 

  • A level 3 Building Recording

  • Statement of Significance

  • Project Viability Report

  • Repairs Schedule

  • Scheme for Conversion
